The Association has a Life Cycle Costing plan based over a normal 30- year period for cyclical and planned maintenance operations. These include annual, biannual and 5 yearly cycles as well as Planned Replacement Programmes for installations and components contained within our properties that may require replacement at the end of their Our planned and cyclical maintenance programme for 2010/2011 is as follows; Bathrooms Our bathroom replacements have been ongoing for approx 9 years and tenants have been delighted with the new modern sanitary ware installed. This coming year we will be installing new bathrooms at 7 to 23 Gallowflat Street, 261 to 265 Main Street and 34 to 42 Hamilton Road Redecoration A full programme of redecoration of common closes will take place this year at 119 to 121 King Street, 26 to 28 Queen Street, 22 to 40 Westburn Road, 2 Queens Avenue & 1 Kings Crescent. Cyclical Programme In addition to all this we will continue with our cyclical maintenance programme and gas servicing and electrical inspections will continue as normal with additional inspections being carried out to roof anchors.
